Valuing your property

Notarial property valuations are performed by professionals surveyors and valuers. The notarial valuation is intended both for private individuals and for companies who own a property. It enables you to find out the monetary or rental value of any property, be it a flat (apartment), house, plot of land, block of flats (apartment building), leisure centre, industrial or commercial premises, an office, hotel, clinic, castle etc.

Every property needs to be valued when settling wills, deeds of gift, divorce, division of property, tax investigation or adjustment, company mergers, wealth tax declarations, etc.

  • Each valuation is performed after inspecting the property.
    The valuation report that is sent to you personally and confidentially by your notary contains a description of the work done, the location and surroundings of the property, its legal status, its town-planning status, a description of the property, general assessment, the sector market, comparison points used, estimate and the conclusion.

  • Notarial property experts are valuation professionals in the property field. They are trained in valuation methods and will advise you quite impartially.
    They are notaries and property experts, members of the French Institute for Property Valuation, chartered surveyors and court-appointed valuers.

  • The property database managed by the profession is called BIEN (Notarial Economic Database) and holds records of more than 2,000,000 property transactions in France. It gives your notary all the information necessary to help him/her with the valuation of your property.

  • Your notary uses several methods to carry out your valuation. There are the comparison or analogy method, the revenue method, the method called "property developer evaluation", the "professional" method and the "cash flow" method.

    Valuation fees are based on the amount of time estimated to carry out the valuation and not the value of the property to be valued.
