Valuing your property

Valuing the property to be sold is essential for the purpose of identifying its features and value.

One of the essential conditions of auctioning a property is setting its fixed price. To determine the value of your property, your notary will ask you for a valuation to identify all its features (area, structure, layout, modern conveniences, state of decoration and upkeep, surroundings, access etc.).
In fact, the value of your property is the result of various factors such as the technical features of the building, the surface area and whether the land is suitable for development, the possibility of a return on the property, the quality of its site, any encumbrances, but also, and above all, market prices at the time of the valuation.

Whether you are a private individual, an estate agent (Realtor) or a company, your valuation can be performed by any property expert. Your notary can advise you on this.

The Paris Notaries' Chamber can also offer you a valuation service. It will give you an estimate, setting the price of its services in advance. If you accept the price decided on by this Chamber service, your valuation is free.

If you are an association or a public body, you will have to send a property notice to your notary to enable the Chamber services to advise you on a fixed price.

To meet all your legal obligations as a seller, your notary will assist you by telling you what certificates must be supplied, depending on the type of property in question : a certificate showing the area of the property, whether it contains any asbestos, whether there is the risk of coming into contact with lead, whether woodworm or other pests are in the woodwork.
