A specification sheet is made available which specifies the conditions of the sale.
A property auction is public and thus open to everyone, without any possible restriction. The terms and conditions of access are the same for everyone.
All the conditions of sale appear in the specification sheet. Therein you will find : > general conditions, which are the same for all voluntary sales and which are set out in the first section of this document ; > specific conditions, which lay down the particularities specific to each auction: the origin of the property, the town-planning provisions, any real estate charges, certificates relating to the Carrez Law, to the accessibility or not to lead, to asbestos, to the possible presence of termites, the questionnaire of the trustee, the mortgage situation, the auction date, the fixed price, the organisational costs, the possibility to place an overbid, appendices, etc. These specific conditions appear in the second part of the specifications.
The specification sheet is made available three weeks before the auction date. Prepared and written by the notary in charge of the sale, it can be viewed in his office and meets all the requirements relating to the information you might require. It constitutes the sales document that you complete by establishing the purchase price yourself.
It is very important to read the specification sheet. You thus have access to all the information before the auction, except for the price of the property which you yourself fix on the day of the sale. After 7 days following the sale, you cannot change your mind.
